What is a Level 2 EV charger?

There are three general levels of EV charging:

  • Level 1: Uses a standard 120-volt outlet. It is slow and may add only a few miles of range per hour.

  • Level 2: Uses 240 volts and is the most common choice for homes, workplaces, hotels, and vacation rentals.

  • Level 3: Also called DC fast charging. It is designed for public locations and highway travel, not typical vacation homes.

According to Efficiency Maine’s EV charger information, a Level 2 charger can add approximately 25 to 80 miles of range per hour, depending on the vehicle, charger, and available electrical capacity.

For most vacation rentals, Level 2 is the practical option. Guests can plug in after dinner and charge for several hours overnight. They may not need a full battery immediately, but they can begin the next day with plenty of range.

Hardwired or plug-in?

A Level 2 charger may be:

  • Hardwired directly to the electrical system: This provides a clean, permanent installation with no separate receptacle.

  • Connected through a 240-volt receptacle: This can offer some flexibility, but the receptacle and installation must be appropriate for EV charging.

The right choice depends on the property, charger model, parking location, weather exposure, and local electrical requirements. Outdoor installations also need equipment rated for the environment and proper protection from moisture.

How much does an EV charger cost in Maine?

The cost depends less on the charger alone and more on the property’s existing electrical system.

Efficiency Maine’s current information lists these general residential planning figures for a Level 2 charger:

  • Equipment: approximately $0 to $700, depending on the program and equipment selected

  • Installation with new wiring: approximately $1,000 to $1,500

  • Additional panel upgrade: approximately $3,000 to $5,000, when required

These are planning ranges, not a guaranteed quote. A vacation rental may cost more or less depending on:

  • Distance from the electrical panel to the parking area

  • Whether the charger is inside, outside, or at a detached garage

  • Existing panel size and available capacity

  • Trenching or conduit requirements

  • Wall construction and access

  • Permit and inspection requirements

  • Charger amperage and features

  • Whether load management can avoid a panel upgrade

For a simple installation with the panel close to the parking space, the project may be fairly straightforward. An older beach home, detached garage, or multi-unit property may require more planning.

1. The charger needs a dedicated circuit

EV charging is a significant electrical load. A charger generally cannot share a branch circuit with ordinary household receptacles or appliances.

2. The electrical load must be calculated correctly

EV charging is treated as a continuous load. The circuit, conductors, and overcurrent protection must be sized appropriately for the charger’s maximum output.

This is especially important at a vacation rental, where guests may also use electric ranges, water heaters, dryers, hot tubs, heat pumps, or mini splits.

3. Plug-in equipment requires the correct receptacle

If your charger uses a 30-, 50-, or 60-amp receptacle, the receptacle must be suitable for EV supply equipment. A standard range-style receptacle is not automatically the right choice for a new EV charging installation.

4. GFCI and outdoor protection matter

EV charging receptacles require appropriate ground-fault protection. Outdoor and damp-location installations also require suitable weatherproof equipment, covers, enclosures, and mounting.

5. A qualified person should perform the installation

Permanently installed EV charging equipment is electrical work. Use a qualified, licensed electrician familiar with Maine requirements, permits, inspections, and local authority requirements.

Could Efficiency Maine incentives apply?

Efficiency Maine offers a $400 incentive for eligible off-peak Level 2 chargers, generally provided through a $200 instant discount and a $200 setup completion bonus. These chargers are designed to pause or reduce charging during weekday peak hours, generally from 5:00 p.m. to 9:00 p.m.

However, vacation-rental owners should confirm eligibility before including an incentive in the project budget. A charger installed for a guest-only Airbnb or seasonal rental may not qualify under the same rules as a charger installed at an owner’s primary residence or regular parking location.

Efficiency Maine also has a separate 2026 Public Level 2 EV Charger RFP. That program offers reimbursement of up to 80% of eligible project costs, up to $200,000 per site, but it requires a minimum of four ports and public access requirements.

That program may be worth exploring for:

  • Larger lodging properties

  • Inns and hotels

  • Multifamily properties

  • Campgrounds

  • Commercial parking areas

  • Sites with several charging ports

It is generally not designed for a single private charger used only by guests at one vacation home.

Because incentive rules, funding, and property classifications can change, confirm your situation directly with Efficiency Maine before purchasing equipment.

How to advertise the charger accurately

Once the installation is complete, make the amenity easy to understand. Include details such as:

  • “Level 2 EV charger”

  • Charger location

  • Whether the charger is hardwired or plug-in

  • Connector type, such as J1772 or NACS

  • Whether a guest adapter may be needed

  • Charging fee, if applicable

  • Whether reservations are required

  • Parking instructions

  • Any overnight charging guidelines

Avoid simply writing “EV charging available” if the charger is shared, limited, Tesla-only, or located several minutes away.

A clear listing might say:

Private Level 2 EV charger located beside the driveway. J1772 connector. Guests should bring an adapter if needed for their vehicle. Charging is available overnight; please follow the house instructions for access and usage fees.

The charger should also be included in your welcome guide. Add a short explanation of how to connect, where to park, and who to contact if the charger does not start.

  1. The property address and parking layout

  2. Photos of the electrical panel and proposed charger location

  3. The vehicle or vehicles your guests are most likely to drive

  4. Whether the charger will be private or publicly accessible

  5. The desired cable length and connector type

  7. Your preferred charging and guest-use policy
